Before the first year ends

11-month warranty inspection

Document what has shown up since move-in, while the builder's coverage still applies.

Why it matters

Many builders offer limited one-year coverage on workmanship and materials. After a year of Gulf Coast heat, rain and daily use, some conditions become visible that weren't there at closing. An inspection near month 11 documents them while there is still time to submit.

Timing

Schedule early enough to receive the report and submit it before your builder's deadline. Check your warranty documents for the exact date and submission process.

What often shows up in year one

  • Drywall cracks and nail pops as framing settles and dries.
  • Grading and drainage changes around the foundation.
  • Doors and windows that no longer close or seal properly.
  • HVAC condensate, refrigerant line insulation and attic equipment conditions.
  • Plumbing fixture and water heater leaks.
  • Exterior caulking, flashing and roof covering conditions.

Useful documentation

Clear photos and concise findings make it easier to organize your warranty list, without turning every cosmetic item into a major defect.
