Pre-listing inspection

Understand the home's condition before the buyer's inspector does.

Why inspect before listing

The buyer's inspection usually happens during a short option period, when every finding turns into a negotiation. A pre-listing inspection lets the seller see the home's visible condition first, with time to decide what to repair, disclose or price in.

What it covers

It is the same thorough inspection a buyer would order: structural systems, roof and attic, electrical, heating and cooling, plumbing and appliances under the TREC Standards of Practice, with the sprinkler system included, thermal imaging where appropriate, and a pool or spa when requested.

How sellers use the report

  • Plan repairs on their own schedule and with their own contractors.
  • Gather receipts and documentation before buyers ask.
  • Price and disclose with fewer surprises.
  • Give listing agents clear information to work with.

The report belongs to the client who orders it. Sellers decide how to use it, and buyers remain free to hire their own inspector.
